Community Policies

All rent is due by noon on 1st of the month. A late charge of 10% of rent will be added beginning on the 3rd of the month.

Tenant/guest acknowledges and agrees the in the event tenant/guest (or visitor of tenant/guest) refuses to voluntarily vacate room at checkout time and/or expiration of time period for which tenant has fully paid for occupancy, tenant/guest will be responsible for any and all expenses incurred by management in securing possession of said room., including y not limited to attorney's fees and costs.

 

Be kind to your neighbors. No tenant/guest may disturb/harass or as ask for favors of other tenants/quest/property management unless its an emergency. Tenant/guest acknowledge the hours of quiet time is from 10Pm- 8am. Please keep noise at a minimum.

 

Fees: There is a $25.00 to $100.00 fee for locked out, or replacement keys.

 

Tenant/guest are responsible for their children, including financial responsibly for any damages that may occur.

 

A pack-out fee of a minimum of $150.00 will be charged for removal of items left behind at move-out. In addition to a $30.00 per day storage fee will be charged for all items stored up to 30 days. After said time management is not responsible to hold items.

 

All visitors staying longer then 24 hours must be registered with management office. All adults must supply a valid state government issued ID. All visitors must be accompanied by registered tenant/guest at all times.  Visitor agrees to hold harmless management/owner from any and all damages, losses, claims, cause of action, or expenses (including but not limited to attorney's fees and costs) related or not related to injury of any person or property damages occurred on property.

 

Tenant/guest acknowledge and agrees that his/her is responsible for any and all personal property or items stored within the room or property including vehicles and agrees that management/owner has no liability or responsibly for damages or theft of said property.

 

Maintenance: Preventative maintenance is required monthly, notice of said entry to your cabin will be posted 24 hours prior to entry. In case of emergency management or maintenance has permission to enter immediately without prior notice. If your unit requires any maintenance, please contact office. Normal service is completed within 24 hours of said request. Management or maintenance will provide 24 hour notice of entry except in case of emergency. Please help keep landscape beautiful. Notify management of any needed maintenance of landscape as needed.

 

Tenant agrees to keep their cabin clean of all food and pet feces. 

 

Tampering with smoke detectors, fire alarms, or cable in prohibited and you will be charged for any service calls to repair or replace items. No alterations are allowed to room. Any requests for reasonable accommodation must be submitted to office/management for consideration or approval.

 

Patio/yard: Furniture, any and all patio, yard furniture, signs planters of any kind must be approved by management at managers discretion.

 

Utilities: Utilities are included in your room rate. So it is imperative that tenant/guests conserve energy. Please close all doors and windows when operating your air conditioner or heaters. Please clean the air conditioning and heaters filler when dirty. Please turn off appliances, lights and electronics when not in use or you are not in unit.  If management discovers that your unit is consuming abnormally high amount of energy (i.e. 12% above average for your unit type), you will be charged for the for the excessive amount of consumption.  Payment shall be paid and due as “rent” along with the next weeks/months rent payment.

 

Parking: Vehicles parked illegally in a red zone or handicap space will be subject to towing at vehicles owner expense. Vehicle repairs are prohibited anywhere on property. Vehicles must be in proper working order and registered and can not be stored on property. Vehicles that are in disrepair or not moved on a regular basis will be towed at vehicles owners expense.

 

Pets policies and rules: All pets must be approved by management.  All pets by law are required to be licensed and registered with the jurisdiction they reside. All pets must be spayed or neutered. All pets must be on a leach outside of your cabin . A failure to do so shall result in a $25.00 fee to the tenant. Please pick up after your pet, use designated pet areas when possible. Maximum number of pets is one dog and one cat with approval. Two dogs are not permitted at any time.  Weight and breed restrictions apply. Pets that exhibit any aggressive behaviors will be removed by animal control immediately. Pet owners are responsible for picking up after their pets. Inside and outside the unit. A failure to do so will result in a $25.00 fee and may result in eviction. 

 

Safety policies:  This is a private property for use by registered tenants/guests. There is no illegal activity permitted at anytime. Please notify management of any suspicious activity on property. Registered tenant/guests hereby acknowledge hat it is a misdemeanor to commit or maintain a public nuisance as defined by NRS 202.450 or to allow any building to be used for public nuisance. Any public nuisance will be reported to the sheriffs department and will be prostituted.

 

Do not congregate on your neighbors patio space. Children under 14 years old must be supervised by parent or legal guardian at all times. A 9pm curfew exists for anyone under the age of 18. Walkways and decks must be kept clear of any personal property. Bicycles, grills, skateboards, roller blades/roller skates are not permitted on any walkways, sidewalks or near parked vehicles.
